From 6 April 2026, landlords whose qualifying income was over £50,000 in 2024–25 must keep digital records and send HMRC quarterly updates through compatible software, unless an exemption applies. The threshold is £30,000 (based on 2025–26) from April 2027 and £20,000 (based on 2026–27) from April 2028.

Qualifying income is your rent plus any self-employment income, before expenses. If you're above the line, a once-a-year spreadsheet no longer works. We set the software up, keep the records and send the updates, so it becomes routine rather than a worry.

Does Making Tax Digital apply to landlords?

Yes, if your rental income plus any self-employment income, before expenses, is over the threshold for the relevant tax year: over £50,000 in 2024–25 (from April 2026), over £30,000 in 2025–26 (from April 2027) or over £20,000 in 2026–27 (from April 2028), unless an exemption applies. Rent from several properties is added together. Our guide has a threshold check; then ask us to confirm it for your figures.

Do I need to file a tax return for one rental property?

It depends on your rental income and your other circumstances. Income above the £1,000 property allowance normally needs to be reported to HMRC, but that doesn't always mean completing a tax return: it depends on the amount and whether you already file. If you're not sure, ask us before the 5 October registration deadline rather than after.

What can I claim against rental income?

Letting agent fees, repairs and maintenance, insurance, ground rent and service charges, and other running costs. If you own residential property personally, mortgage interest isn't deducted as an expense; relief is given as a basic-rate tax reduction, subject to limits. Company landlords follow different rules and can generally deduct qualifying loan interest when working out taxable profits. We go through your costs so nothing allowable is missed.

We own the property jointly. How does that work?

Each owner declares their share of the income and expenses. Married couples and civil partners living together are normally taxed equally on income from jointly owned property. If your actual ownership shares are unequal, you may be able to use Form 17 to be taxed on that basis; evidence and time limits apply, so speak to us before making a declaration.
